Hard Floor Care – Sealing and Maintaining Terrazzo Floors Since approximately 30% of a terrazzo floor is actually concrete, the sealing program must be used to prevent dusting and the efflorescence commonly a problem with concrete floors. It is generally agreed that the best seal for terrazzo will be water-based and light in color. When multiple coats are applied, the floor finish serves very well as both seal and finish coat. It dries quickly without strong odors. It is colorless, so it will not darken even the lightest colored floors. When it is necessary to remove the product, it will not require the harsh, strongly alkaline strippers that could lead to damage of the terrazzo surface. A wax-polish stripper is very adequate and safe. Floor sealers and finishes are also good water-based sealers that serve very well on terrazzo. A terrazzo seal provides another option. This solvent-based, clear seal has been very effective over the years. It provides the desired benefits from a terrazzo sealer, but requires more effort and time to apply. Because it is solvent-based there is greater concern for fumes, and it is more difficult to remove when the floor is to be renewed. Epoxy products are more permanent and will required more radical stripping when refinishing the floor. They will also dictate a change in the cleaning equipment needed for terrazzo floors. In summary, terrazzo is easy to maintain if your janitorial equipment includes a water-based seal, water emulsion floor finish and neutral detergent solution
